For the cadastral appraisal there are different methods, one of them quite used in Latin America and the Caribbean is the replacement cost less accumulated depreciation -with slight and necessary variants-.
The present is one of the products that I am proud to have developed, especially since its construction included the technical and empirical ability of people who insist on feeling common: I think they have always seemed great to me because of their demonstrated entrepreneurial spirit
in deeds more than poems.
It consists, in a document that complements the conception that I did before and that summarizes a good part of the application of the method in the limit number of pages that allows the publication in paper format at easel. I publish it now because for someone it can be useful, and especially in gratitude to a group of people -now almost elderly- that about 30 years ago they documented it in their best intention with a typewriter and chinographs; we just rewrote it in a lighter format in order to extend its life because in many municipalities it continues to be used with an almost sacred vocation. Also because I believe that as we recycle knowledge, new talents arise that give us uses that we do not even think about.
What the document contains
The document is structured in three sections:
The first part has theoretical aspects regarding the valuation and the method. This can be useful for training processes or to justify procedural documents that require the foundation.
- The cadastral valuation
- The massive appraisal of properties
- Factors that influence the value of urban land
- The urban cadastral valuation
- The valuation of urban buildings
- The replacement method
- Constructive typologies
- Additional details
Then the next section details the type of inputs that are required to apply the method. It is clear that it goes to the basics in terms of instruments; There will already be those who technify more the inputs taking advantage of the GIS technologies at a higher level.
- Manual of classification of typical buildings
- Catalog of building values
- Map of urban land values
- Building map
- Reference documents
- Equipment and logistics
- Premises of the application of the method
And in a third section includes the filling of the urban card, with each of its fields, concluding in the appraisal and calculation of tax.

As a document of a series, it could be short on topics that are documented in another manual or the educational DVD that accompanied the kit.
